A first renovation teaches you quickly how far a fixed sum has to stretch. You have a list, a number at the bottom of it, and a growing suspicion that the list is longer than the number. If you are deciding where to spend first, the floor has an unfair advantage. It runs underneath everything, it appears in every sightline, and a tired surface will quietly undermine new paint, new furniture and new lighting however good those things are. Replacing it alters the character of a room in a way no single piece of furniture can, and it does so across the whole footprint rather than in one corner of it.
That is the argument for putting budget flooring near the top of a first renovation rather than at the bottom. Budget flooring in this sense does not mean the cheapest thing you can find. Where the Saving Should Go Instead

- Two coats of decent paint cost little and finish the walls properly
- New moulding, or simply repainted moulding, makes a new floor look deliberate
- Subfloor preparation is never the place to economise
That last point deserves emphasis. Whatever you save on the plank itself can disappear into a floor that telegraphs every dip and hollow in the surface beneath it.
Thinking In Years Rather Than On the Day
The most useful habit a first time renovator can pick up is to divide cost by time. A floor that looks acceptable for four years was not cheap. Value flooring is the floor still looking composed long after you have stopped noticing it, and value flooring is measured out in seasons, across the humid summers and dry winters that Ontario homes move between, rather than at the till on the day you buy.
Vinyl plank is built as a printed decorative layer over a dense core with a protective wear surface on top, which is where its resilience comes from, and it is water resistant in a way that suits the kitchens, entryways and basements where first renovations usually begin. It also asks very little of you afterwards, with no sanding and no refinishing to save up for later.
