Putting a new floor into a suite is a different exercise from doing it in a detached house. There are neighbours below, a property manager with a binder of requirements, and a service elevator with a booking sheet. Start With the Declaration, Not the Showroom
Most condominium corporations in Waterloo Region and elsewhere in Ontario set a minimum sound rating for hard surface flooring inside a suite, and many require written approval from the board before any work begins. That requirement usually arrives as an underlay performance figure or an assembly value, and it exists to protect the person living underneath you. Before you choose anything, request the current rules in writing and find out what the board expects to see: product documentation, an underlay specification, proof of insurance from your installer, or all three.
This is the most common way a suite project goes wrong. Flooring arrives, work starts, a complaint is filed, and the owner is asked to take it out again. Treating apartment flooring as an approval process first and a shopping decision second saves a great deal of trouble later.
Height, Door Swings and Getting It Upstairs
In a suite, a few millimetres of extra floor height can matter. Once an underlay and a plank sit on top of the existing subfloor, interior doors may catch, an entry door may need trimming, and thresholds at a balcony or a bathroom may need a different profile than you had pictured. Measure the gap under every door that swings over the new floor before ordering, and note every point where the height changes.
Delivery is a small project of its own. Many buildings restrict working hours, require the elevator to be booked and padded, and expect all packaging to leave with the installer. Apartment flooring is far easier to handle when it comes up in manageable loads at a scheduled time rather than all at once on a Saturday morning.
Why a Floating Floor Usually Wins In a Suite
Vinyl plank is built as a printed decorative layer over a dense core with a protective wear surface on top, and many rigid planks of this kind click together and float over a prepared subfloor rather than being glued down. In a suite that is often the practical route. A floating assembly keeps adhesives out of a building with shared air, it can be worked on in one unit without disturbing anything structural, and a click vinyl plank installation can usually be lifted at the end of its life without damaging what sits below it.
The exact method varies by product, so a click vinyl plank floor is not automatically the right answer for your suite. The condition of the existing subfloor, the sound assembly your board requires and any heating built into the floor all feed into that decision, and they are worth settling before you buy.
